How long does the mortgage process take?

Most loans close in 30-45 days from application. We'll give you a more specific timeline once we know your loan program.

What documents do I need?

Two years of tax returns, recent pay stubs, two months of bank statements, and a government-issued ID. We'll send a personalized checklist after your prequal.

What's the difference between prequalification and preapproval?

Prequalification is the quick first look: a conversation about your income, credit and goals that tells you roughly what you can afford. Preapproval goes further — we verify your documents and credit and issue a letter you can shop with, which sellers and their agents take seriously. We start with the first and move to the second when you're ready.

Will my first conversation affect my credit?

No. Our first conversation and the questions on this site don't require a credit pull. When you decide to move forward we run your credit once, as part of the application, and use that report throughout the process.

How much do I need for a down payment?

It depends on the loan program, the property and how you'll use it. Conventional, FHA, VA and USDA loans each have their own requirements, and first-time homebuyer and down-payment assistance programs can help with the upfront costs. Tell us your situation and we'll lay out the options side by side.

What's the difference between a mortgage broker and a bank?

A bank offers its own products. As an independent brokerage, we work with many lenders and shop your scenario across them to find the fit — on program, on pricing, and on how quickly a particular lender can close. One application, one point of contact, many options.

Can I qualify for an investment property using the rent instead of my income?

Often, yes. DSCR loans (debt service coverage ratio) qualify a rental property primarily on the income the property produces rather than on your personal tax returns. We offer them in more than 40 states, so the property doesn't need to be in Florida.

Do you finance construction, renovation or manufactured homes?

Yes. We offer construction financing, including one-time-close construction loans, renovation loans for a home you're buying or already own, and financing for manufactured homes. These programs have their own steps and timelines, and we'll walk you through them before you commit to anything.

I'm a veteran. Does that change anything?

It can. VA loans are available to eligible service members, veterans and surviving spouses, and they are among the most borrower-friendly programs there are. Unreal Mortgage is veteran-owned — we know the program from both sides of the desk.
