Reasons people refinance
To change the interest rate or the term of the loan; to switch from an adjustable rate to a fixed one; to take cash out for a renovation, an investment or to consolidate debt; or to remove mortgage insurance once there's enough equity. A home equity line of credit (HELOC) is another way to tap equity without replacing your current first mortgage.
Is it worth it?
Sometimes it is, sometimes it isn't. We look at the cost of the new loan against what it saves or unlocks, and how long you plan to stay — and we'll tell you plainly if the numbers don't work. No obligation either way.
