What is a VA loan?

A VA loan is a mortgage guaranteed by the U.S. Department of Veterans Affairs and offered through private lenders. The guarantee lets lenders offer terms that are hard to match elsewhere: down payment requirements that are among the lowest of any program, no monthly mortgage insurance, and limits on the closing costs a veteran can be charged. VA loans can be used to buy, build, or refinance a primary residence.

Who it's for

Active-duty service members, veterans, National Guard and Reserve members who meet the service requirements, and certain surviving spouses. Eligibility is confirmed with a Certificate of Eligibility, which we can request for you.

What you'll need

Your Certificate of Eligibility (we'll pull it); income and employment documentation; a credit history that meets the lender's standards; and a property that passes the VA appraisal, which checks value and the VA's minimum property requirements. The VA funding fee applies to most borrowers and can be financed; some veterans with a service-connected disability are exempt.

Good to know
